Are the Sheffield Homeowners Being Foolish, Lazy, Don't Care

VOTING ANYTHING BUT NO IS INSANE

To Fellow Homeowners;

I am a retired Master Sergent (US Anny and IL National Guard) Pedro Gaston, and I have been an owner and resident since 2005. I am writing to you today to inform you of what the new rules mean to us all.

I have requested a nomination to one of the open seats on the board to ensure "US" homeowners are properly informed and protected. I believe the board and association should be helping homeowners, not just create random rules, fine people they don't like and, ignore violations from people they like and define rules based on personal opinions.

I write this knowing I will have Property Managment and the new president retaliate toward me, but it's important enough that everyone knows what is really going on. With the new rules, the board can:

Pass any new rule with just a 10-day notice and minimal homeowner participation!

The board will be able to pass up to an 8% association increase per year, and there will be nothing to stop them.

  1. 2024 = $200 per month in association fees
  2. 2025 = $216 per month in association fees
  3. 2026 = $233 per month in association fees
  4. 2027 = $252 per month in association fees
  5. 2028 = $273 per month in association fees
  6. 2029 = $295 per month in association fees

The board will be able to pass any pet project and use your money any way they choose with minimal input from homeowners and with only a 10-day notice. 10 people can decide to put in a $600,000 pickleball court or charge for using the amenities etc. this is your money they will be spending then they will come back and raise the association fees to pay for it.

The old board was a good custodian of our money, and as of May 2024, we have 3.5 million in the reserve bank account. A big part of the success and good custodianship of our money were the restrictions and protections the original Declarations provided. Some of the good board members are still on the board. Unfortunately, it is my opinion that the new board president and his select 3-4 members are determined to use the reserves as quickly as possible and undermine all the years of hard work.

That is the only reason they are working so hard to remove the barriers that bar them from executing new rules and expenditures. The good board members who believe the board is there to serve homeowners will be outvoted and have no voice in future matters.

The deceitfulness of the board is evident by the way they attached the siding to this new decs and bylaw update. The new siding could have been amended on its own with overwhelming support, but they attached this power grab to the siding in the hopes people would be single-minded.

In addition, the board has continued to withhold the vote until they get the votes they want to pass this amendment. That is not how voting is supposed to work! They are deceiving the homeowner and baiting us to get more power. They are now pushing the vote off until August to attempt to garner more votes.

If this vote passes be assured there will be special assessments for pet projects, increases in monthly association fees, more rules and fines and wasteful spending of OUR money. They are close to successfully pass this terrible vote so act now before its too late.

I will vote "NO" to more FINES, RULES, AND STA BOARD POWER and hope for your support; submitting a second proxy vote with a NO vote will supersede your original proxy.
